Our home inspections are thorough and detailed in content but not technically written and as such are easily read. We will explain all phases of the inspection for your understanding and assessment of your future home. The buyer and buyer’s agent are encouraged to attend the inspection.
Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.
A Pre Listing Inspection allows the seller to address the issues found and correct them before listing the house. This helps achieve a quicker sale, faster closing, fewer issues after the sale and a higher sales price.
Multifamily structures like duplexes and apartments, will have additional inspection needs that are quite different from single family units. There are multiple mechanical systems that are duplicated. For example, two or more furnaces and two or more water heaters.
Because of past water damage or a leaky foundation, organic growth/mold may be present. When these conditions are present sampling for mold is suggested to assure the home buyer of a healthy home.
Radon is colorless, odorless, and extremely carcinogenic (cancer-causing). It can affect homes anywhere in the US, and the only way to check for elevated levels of radon in your home is with testing. It is the number two cause of lung cancer deaths in the United States. This is according to the E.P.A and the C.D.C.
Thermal imaging allows us to detect, without invasive action, moisture intrusion. Thermographic technology can also be used to identify potential electrical issues before they become major problems. This technology is used at no extra cost when conditions warrant this level of investigation.
House allergens are described as: Animal dander cat and dog. Dust mites. Cockroach eggs and parts. Those persons who are reactive to these allergens find a need for this testing to help assure them of a healthy home.
This level of inspection is different than a residential inspection. The details are aimed more at the physical plant of the structure. A critical look a systems, structure, roof, foundation, and general condition of all major items – to clarify the repairs and upgrades that need to be addressed.
